The single most common question we get is also the hardest to answer in one number: what will it cost to paint my flat? The honest answer is that it depends on three things — how much wall there is, what condition it is in, and which paint goes on it. Everything else is noise.

This guide sets out the actual per-square-foot rates in the Noida, Greater Noida and Ghaziabad market, shows worked examples, and explains why two quotes for the same flat can differ by 60%.

How painting is priced

Painting is quoted per square foot of wall area, not per square foot of your flat. Those are very different numbers. A useful rule of thumb for interiors is that paintable wall area comes to roughly three times carpet area, once you include walls and ceilings.

So an 780 sq.ft 2BHK has around 2,340 sq.ft of paintable surface. At a mid-range rate that is where the total comes from — not from the 780.

These are supply-and-labour rates: the contractor provides the paint. Labour-only work runs roughly 40–50% of these figures, but you then carry the risk of buying the wrong quantity or grade.

Ranges are wide because surface condition genuinely varies. A five-year-old flat in good shape sits near the bottom. A fifteen-year-old flat with cracked putty, previous damp and three layers of old distemper sits near the top, because most of the cost is preparation rather than paint.

Why one quote is 40% cheaper

When two quotes differ dramatically, the cheaper one has almost always removed preparation. These are the five items that disappear first, in the order they usually go:

  1. 1Wall putty — the layer that makes a wall flat. Skipping it means every existing undulation shows through the new paint.
  2. 2Primer — without it the topcoat bonds to old paint rather than to the wall, and starts flaking within two to three years.
  3. 3The second topcoat — one coat looks acceptable on day one and patchy within months, especially in strong colours.
  4. 4Masking and covering — cheap on the quote, expensive when you are cleaning paint off your floor and furniture.
  5. 5Crack filling — cosmetic cracks painted over reappear within a single season.

What moves the price

  • Surface condition — old distemper needs scraping back, which is labour-heavy.
  • Existing damp — must be treated before painting, or the new coat fails.
  • Colour change — going from dark to light can need an extra coat.
  • Ceiling height — anything above standard needs staging and slows the work.
  • Occupied versus empty — working room-by-room around a family adds days.
  • Society rules — restricted working hours stretch the schedule.
